I thought I would give you a good news story this week as the market gets moved in before Christmas! There is a reason that I make my mobile number so accessible and that I encourage clients to use it.

It is nigh on impossible for me to have a handle on each and every property that we are involved in, be it a rental or sale.

This particular client tuned in to my sneak peeks and read my weekly blogs, and was committed to selling as the family was relocating.

What I wasn’t aware of was the absolute misfortune that she and her family had endured throughout the last 6 months, sales had been agreed and fallen through - it was probably fair to say that she was amongst the unluckiest of vendors during an incredibly buoyant and active market!

I am incredibly grateful that she reached out and sought advice, not because my team weren’t on hand but because she just wanted to talk things through with ‘the boss’ - we had very thorough conversations a couple of times over the course of a few days and we agreed that we would re-market and that it would have my eye on it.

For the next three weeks we got creative, (more)proactive and I was questioning the sales team day in day out - I wanted this one sold because I was wholeheartedly committed emotionally to the process that we as a company had promised to deliver - I wasn’t going to let this one slip through the net!

I’m absolutely thrilled to confirm that this week that completion took place - woooohoooo!

Please remember that selling property is rarely easy, with so much choice in the market it can be difficult to chose the right agent - do you go with the ‘biggest’ or the ‘best’ - what does that even mean?

If I were you, I’d go with the agent that you trust - quite often they don’t look like estate agents, they don’t wear shiny suits and seldom wear ties…instead, they build relationships based on trust and transparency.

This week I wanted to share a success story, relevant to the market we find ourselves in! A landlord known to us from The Landlord Club contacted Kate to ask for our help. They had a property on the market in Kidderminster with a market leading agent in that area. The property had been reduced & with no new interest, the landlord was getting concerned.

A vacant property over Christmas can be a landlords worst nightmare!! Kate offered our help & after the first viewing the property was let. It wasn't straight forward however the team persisted to get it over the line. The tenants have now moved after only 2 weeks & we now have a very happy landlord.

This is just one prime example of my team showing determination, good customer showing & that being the number 1 for market share in your area means nothing if you can't actually let the property!

Well as we approach Christmas and the year draws to a close, we are still very much focused on giving our existing clients the service they have come to expect and deserve from us, and doing all we can to get them moved. Talking of which It has been a busy week of completions with numerous happy buyers coming in to pick up the keys to their new homes - and still in time to get their trees up!

For any would be sellers out their do not be led to believe by the press or other estate agents that the market is doom and gloom or that there is a lack of buyers out there; we have plenty of keen buyers who could just be waiting to find your house. And likewise for those buyers who may be despairing that they cannot find their dream home, do not give up, instead give us a call as we already have new stock lined up for launch imminently.

Don't think that the market shuts down for Christmas, we may not be open on Boxing day but keep your eyes on the portals as you may just see a few new surprise properties!!

There is no doubt that with many starting their Christmas holidays this weekend, and with schools breaking up, there has been a slow down in both new instructions coming to market and sales being agreed. Comparably to the first two weeks of November, new properties to market are down by 50% and sales agreed down by 31%.

This shows that there are still buyers looking, but I imagine many will be waiting to see what is launched over Christmas and in the New Year. This is completely normal for this time of year and nothing to worry about, with many going on holiday or winding down, moving home becomes less of a priority.

It makes January even more exciting! We are open between Christmas and New Year, so if once you are relaxed and talking about plans for 2023 and moving home is on the agenda do call us.

The only advice I would give is don’t leave it to late, because you will then miss out on those homes launched the first week back!

This will be my last update for the year, as I am sure Dominic will round the year up next week!  What a year it has been, and the team in Dorridge are forever grateful for the support we have from the local community.
