What a week, plenty of positivity in both the sales and lettings camps – front end viewing levels are up despite it being half term, usually a noticeably quieter time as families nip off on their half term breaks!

It is still the properties that are priced sensibly that are achieving sales, I am in danger of sounding like a broken record – but I promise you, if you want to sell and want to attract attention – make your property attractive.

This isn’t rocket science, nor is it giving your property away – your property is worth today what somebody is prepared to pay for it – buyers are standing firm and I am seeing sales fail to agree over a less than 5% negotiation, even meeting in the middle has become far tougher.

Buyers think that there is downward pressure on prices, sellers think that the market is picking up and as such that their property is worth more – when this happens a good old fashioned Mexican standoff encompasses, and far fewer sales are agreed.

843 properties have been available for over 20 weeks, 495 of those for 30+ weeks, 257 of those for 40+ weeks and 15% have been available for over 12 months!

In this market you must be on the front foot as a seller, trust your agent to deliver the best price in a time frame that is suitable for you – if you are not motivated to sell, think twice about why you are even on the market.
