The week had started so well, Santa dropped in for Sneak Peeks and activity levels across the business were looking good.

Then, out of nowhere, the dreaded lurgy hit me. Man-flu hit hard.

Although, I must admit a few days out of the business, albeit a little hazy, hasn’t hurt.

I often find that my mind gets time to focus on the important stuff when its not being consumed by the daily routine.

I’m grateful to those that have reached out and delivered what I can only describe as breathtakingly good feedback - embedding a culture takes time, but right now, for this moment in time - it feels like we have a team that is working incredibly well together and is solely focussed on delivering the very best service to its customers.

This week we have been recognised as one of the leading agents (Top 3) in the UK for our social media, which also provides lots of opportunities for direct contact. A great nod of appreciation to the whole team for their continued efforts, consistency and quality of content being key.

Today’s market remains price sensitive, but the quality of buyers and sellers is far better today than that of this time last year where you’d find out that Mr. Buyer had offered on multiple properties and wasn’t telling the truth to any agents! - It is also a great time to sell as demand continues to outstrip supply - especially in the prime central locations of B91 & B93.

My phone has already started ringing as families look to secure properties for schooling, be that Tudor Grange or Arden!

I mentioned last week that we are not taking it easy on the run up to Christmas! We are not just getting sales over the line, but are also ensuring that behind the scenes operations are of an exceptional standard.

We are continually looking for ways to stay ahead of the curve and provide added value to our customers. This week to expand our marketing and to reach a wider audience, all our properties will now be advertised via ‘ON THE MARKET’ (OTM), as well as Rightmove, Zoopla and our own website.

At DM & Co. we are committed to providing our teams with the best training possible, ensuring everyone is continually learning and improving their skill set.

It is highly likely that the industry will become far more regulated in the near future (we hope!) and as such, we’ve decided to commit the business to a full estate agency training course that will end in qualification. It is my desire for everybody in the business to be qualified to a minimum Level 3.

As we approach Christmas you would be forgiven for thinking that everyone would be out and about shopping, getting their trees up etc, however there remain many people out there spending their time registering to buy houses, viewing and requesting valuations!

With a number of offers accepted and sales agreed over the last week there is still a good level of activity, especially for this time of year. We are enjoying every minute of the lead up to Christmas, finding prospective tenants their dream homes before the festive period really kicks in is a gift that we can give & oh boy does it feel good!

Some interesting stats for you this week…did you know that there has been an 8% increase annual change in average rent & nearly 20% change over the past 5 years?

25% of homes let in the past 12 months were flats, achieving an average rental value of £844 per month with houses achieving an average rent of £1,421 per month.

The most interesting stat for me was that 38% of renters are aged between 50 and 59.

This is because of the booming sales market we have been experiencing leading people to break chain & moving into rental accommodation.

What does that mean to us…our market remains saturated with prospective tenants looking for a home & we are simply trying to meet their demands.
