This week, one of the sales teams missed out on a property to sell because the other agent has the most properties on the market. Yes they do. But, dig deeper for a second - you then start to realise that they also have the slowest sale rate, the highest reduction rate - in fact, they aren’t very good at what they do at all…yet the perception is quite the contrary.

If you’re listing in this market or would like to sell in the new year, now more than ever in the last decade is it important to instruct an agent that is wholly transparent, open and honest! - a tall order for an agent? Sadly, Yes.

People ask me what makes DM & Co. different, and without being too corny the answer at many levels is straight forward - it is the team.

I was horrified to hear that one of my team had met a lady last week. She had been on the market for 3 months and only had 4 viewings! This is not acceptable at all and no agent should be appeasing you of that situation.

It’s been another interesting and active week in the Solihull sales market. Whilst the week may have been a little slower with market appraisals, we continue to work all day every day generating interest in our existing stock, conducting viewings and chatting to our vendors to update them with market conditions and best strategies to facilitate a sale.

Having recently taken on a number of  properties which other agents have failed to sell we are proving the benefits of giving thorough, honest and realistic advice and market Information to these new clients and this is proven by the positive feedback and appreciation received from them.

Lets face it, making calls to clients to advise them that their biggest asset is not worth what they thought and hoped (this may have been caused by an over ambitious valuation by another agent or down to market conditions or a combination of the two) is never going to be the easiest conversation, but that is part and parcel of the job in a market that is ever changing. This is where having decades of combined experience between us pays off, we are not afraid of having these frank conversations, and the reasons we are not afraid - because basically put, we know what we are talking about and we know that honesty is always the best policy for the client's best interests. It’s a tough market out there, a good agent can't afford to simply bury their heads in the sand or be complacent, or hope it will all go away or miraculously be better tomorrow!

Testament to our proactivity; we are conducting viewings across 13 separate properties tomorrow, I would hazard a guess that very few, if any, other Solihull agent can better that!

A real mix this week, sales are still being agreed, but unfortunately some sales out of our control and close to exchange are falling through at the final hurdle.

This has been very frustrating for all involved, and in most circumstances the problem has been at the bottom of the chain.

As an agent it is so important when you agree a sale to ensure that you are fully informed, and all due diligence has been done.

Until exchange takes place, no sale is 100% certain, so communication between all parties is essential.

I am confident that our sales teams do the best for our buyers and sellers. Is your agent?

My advice this week, is that if you have not heard from your agent in a while, give them a call, and ask them to check the chain, particularly any mortgages that might be outstanding! If you need any advice, our door is always open.
